Material allowances are estimates, not fixed shopping-cart totals. Upper-floor labor reflects access and handling. Baseline examples use suitable tub refinishing and vinyl bathroom flooring; tile floors, a new shower pan, tub replacement, glass and hidden damage are separately assessed. Additional trade work and any applicable approvals are defined in the written quote.
Remove and replace wall tile; prepare backer board and waterproofing; replace shower valve/mixer, trim and showerhead. Shower-floor and pan work is specified separately. Tub refinishing: $400. Repair surface chips, prepare the surface and apply a sprayed refinishing coating for a refreshed, like-new appearance on a suitable existing tub. Tub replacement and structural damage are separate. For a full bathroom package, your quote confirms whether refinishing is already included; it is not charged twice.
Replace toilet, vanity, sink/top with approximately 3–4-inch backsplash, faucet and mirror. Install three recessed lights: one over the tub/shower and two elsewhere. Replace the exhaust fan.
Replace bathroom flooring; patch and paint wall surfaces; sand and paint the bathroom door and trim. Confirm demolition, disposal, protection and cleanup in the quote.
We inform you before continuing affected work. We agree on the next steps, who will carry out any specialist work, and the additional charge. The change is documented and approved before the project proceeds.
You select paint colors, flooring color/style, baseboard design, bathroom tiles, shower fixtures, faucet, mirror and vanity finishes within the approved allowance.
Undermount, drop-in and vessel sinks must fit the chosen vanity top. Upgrade costs are agreed before purchase.
We agree on selections and a deadline. If you have been asked to choose a paint color and have not selected one by the agreed deadline, the default is white walls in an eggshell finish, with flat white ceilings, unless your written quote says otherwise.
For labor-only projects, you supply all items on the agreed list, including paint, roller covers, patching supplies, flooring and installation materials.
